Partnership broadens access to property finance as proposed CGT changes increase the need for liquidity without selling long-term assets
17 September 2026, Sydney – Block Earner, Australia’s most progressive digital asset fintech, today announced a landmark partnership with Century 21 Home Loans to enable Australians to use Bitcoin as security for a property deposit while accessing a standard home loan from a traditional lender.
The partnership marks the first time a real estate group has formally supported a crypto-backed home loan product in Australia, creating a structured pathway for Bitcoin holders to access property finance without selling their holdings.
The partnership follows Block Earner recently being awarded an Australian Credit Licence by ASIC, enabling it to offer Bitcoin-backed lending products directly under its own licence.
Available to owner-occupiers and investors, eligible borrowers can access a standard home loan arranged through Century 21 Home Loans, subject to lender approval, alongside a separate Bitcoin-backed deposit loan from Block Earner. The mortgage remains funded and serviced by an established lender and carries no exposure to digital assets, while the Block Earner loan allows borrowers to fund a deposit without selling Bitcoin or incurring mortgage insurance.
In partnering with Block Earner, Century 21 is recognising the growing level of wealth Australians hold in digital assets and supporting buyers to leverage those holdings as part of a property purchase, rather than being forced to liquidate them.
Commenting on the partnership, Charlie Karaboga, Co-founder and CEO of Block Earner, said: “This partnership reflects a practical evolution in how digital assets can be incorporated into mainstream finance, supported by regulated lending practices, conservative credit settings and active monitoring to manage volatility responsibly.
“Recent Bitcoin price volatility reinforces the need for structures that allow holders to access liquidity without selling long-term assets at cyclical lows. With proposed CGT changes making liquidity increasingly important, this partnership helps borrowers meet lending requirements while preserving long-term asset exposure.”
Structured conservatively for market cycles
The Bitcoin-backed deposit loan has been structured with conservative credit parameters, including an initial LVR cap of 50%, real-time monitoring through the Block Earner app and borrower notifications if thresholds are approached.
If Bitcoin price movements cause the LVR to rise, borrowers can restore their position by adding Bitcoin collateral or making a cash repayment, with a defined 30-day cure period if the Default Notice threshold is reached. During the recent Bitcoin market correction, none of Block Earner’s existing borrowers experienced loan insolvency.
Building on strong market demand
Since launching the pilot program, Block Earner’s Bitcoin-backed home loan has attracted more than A$550 million in waitlist demand.
Through Century 21 Home Loans’ broking network, mortgages are typically placed with established Australian lenders under standard credit assessment processes. The Bitcoin-backed component operates separately and is structured to complement conventional lending frameworks.
Commenting on the partnership, Sam Panebianco, Century 21 Home Loans Senior Credit and Policy Adviser, said: “Century 21 Home Loans participating in the next frontier of banking and Bitcoin is an exciting development. Combining decades of experience and policy knowledge, we’re working directly with Australian banks to achieve a strong balance between innovation and responsible lending.
“With one in four Australians owning Bitcoin or crypto, this is a fast-growing space and one we want to make sure is done right. A market-leading, customer-centric approach, supported by disciplined practices, should open the door for Bitcoin holders across Australia to use their Bitcoin to buy their first home or investment property.”
A market too large to ignore
Australia’s crypto market is estimated at A$91.43 billion* in 2025, with an estimated 3.9 million Australians* holding crypto in 2024, and personal holdings sitting at approximately A$20–22 billion. Bitcoin alone accounts for more than half of Australians’ crypto holdings, making digital assets increasingly relevant to mainstream credit, property and wealth markets.
